Kathen Llorca founded Mariner Pointe Management with a clear mandate: to build a community association management firm defined by discipline, not delegation. After years on the operational side of Southwest Florida’s HOA and condominium landscape, he saw the same gap firsthand — the distance between what boards were promised and what large regional firms actually delivered, with homeowners too often left without answers.
Mariner Pointe is his answer to that gap — a boutique, Florida-licensed CAM firm built around hard SLAs, fiduciary precision, and a single conviction: boards and homeowners deserve a system, not just a person.
That conviction is built directly into the firm. Mariner Pointe operates using its own developed management platform from the ground up — secure, dedicated portals for boards, managers, and homeowners that bring assessments, financials, delinquency tracking, and communication into one transparent system. It’s the kind of accountability the industry has long promised and rarely delivered, engineered to make the gap he saw impossible to repeat.
